This ambitious project, previously referred to as “Project Moc-1,” is set to revitalize former Kohler manufacturing facilities and create job opportunities in the region.

The new computing center will be situated in a 350,000-square-foot warehouse, followed by renovations of an additional 500,000-square-foot manufacturing plant. The facility is designed to concentrate on advanced computational tasks that include machine learning, data analytics, and complex systems modeling. Upon completion, the center will generate at least 27 full-time jobs for skilled professionals.

In addition to fostering job creation, the center is engineered to be self-sufficient in terms of electricity, thereby reducing its reliance on the local power grid. NorthMark intends to connect the facility to a natural gas pipeline, facilitating its energy generation needs efficiently.

The initiative represents a landmark investment, distinguished as the second-largest single investment in South Carolina’s history, only surpassed by a $3.5 billion battery recycling site in Berkeley County. To support this endeavor, Spartanburg County is offering significant economic incentives, such as a reduced property tax rate of 4% over 40 years, which is lower than the state’s standard rate of 6%. Further tax relief measures have been introduced through special credit agreements.

As the project unfolds, it is projected to create between 400 and 600 temporary project-based jobs in construction and engineering during the development phase. NorthMark has also started environmental remediation efforts at the site to enhance the overall health of the facility and its surroundings, ensuring that the development aligns with corporate social responsibility goals.

NorthMark’s decision to locate in Spartanburg was influenced by the area’s robust community, skilled labor pool, thriving economy, and strategic benefits. The center’s initial operations are anticipated to commence by the third quarter of 2026, marking a vital step in enhancing South Carolina’s technological landscape and economic prospects.

This investment is aligned with NorthMark’s commitment to corporate social responsibility, which includes initiatives aimed at supporting STEM education and cultural programs within the local community. The project is expected to have minimal impact on the current infrastructure, ensuring a smooth integration with existing facilities and services.

The development of the high-performance computing center not only underscores the importance of advanced technology in driving future economies but also highlights Spartanburg County’s potential as a tech hub.
