Woodruff is not alone in this trend; the Upstate region of South Carolina is witnessing a broader population surge, with several municipalities earning spots among the state’s fastest-growing cities. Mauldin, ranked as the seventh fastest-growing city, experienced a population growth of 5.8%, while Fountain Inn, in eighth place, saw an increase of 5.7%. Greer, located conveniently between Greenville and Spartanburg, ranks twelfth and has transformed into an industrial hub, thanks to its rail yard connection to the Port of Charleston.

While Woodruff leads the charge, the entire region benefits from relatively affordable housing compared to other major U.S. cities, coupled with recreational opportunities stemming from the nearby Blue Ridge Mountains and lakes. The Greenville-Spartanburg area, in particular, saw a net migration rate that more than doubled during the COVID-19 pandemic, as more individuals and families sought out the Upstate’s livability.

Census data reveals that municipalities across the South, including many in South Carolina, are observing the highest population growth rates in 2024. A total of 61 cities in the state recorded double-digit growth, placing South Carolina fourth nationally for population growth rates, following Florida, Texas, and Utah.

Greenville, the most populous city within the Upstate, has experienced a modest growth rate of 1.4%, bringing its population to over 570,000 residents. The ongoing residential development reflects a growing demand in housing, exemplified by the median home price in Greenville County, which was approximately $350,000 in February 2025. In desirable neighborhoods, home prices often exceed $1 million, reflecting competitive property listings that contribute to the rising prices.

Spartanburg County’s metro area has also emerged notably, ranking as the tenth fastest-growing region in the nation between July 2023 and July 2024. Communities like Inman, Landrum, Lyman, Moore, Wellford, and Woodruff are among those experiencing remarkable growth within the county.

Additionally, areas surrounding Clemson University, often referred to as the “Golden Corner,” remain stable as rural homes and lakeside properties attract a diverse range of buyers. Despite fluctuations in national economic conditions, South Carolina’s real estate market continues to show resilience, indicating a robust ongoing interest in property within the Upstate region.
