Duncan and Roebuck — The Manufacturing Corridor That Became a Bedroom Community

Duncan and Roebuck occupy a strategic slice of Spartanburg County along the I-85 corridor, and what was once primarily an industrial and agricultural landscape has become one of the most economically significant — and increasingly residential — areas in the entire Upstate.

The BMW Effect

Everything in this corridor traces back to one decision: BMW opening its North American manufacturing plant in Greer in 1992, just a few miles from the Duncan-Roebuck area. That plant is now BMW largest manufacturing facility globally. In 2025, the South Carolina legislature formally recognized BMW contributions, citing more than $14.8 billion invested in the state, over five million vehicles produced, and nearly 43,000 jobs supported across South Carolina.

BMW is investing another $1.7 billion in the region, including a $1 billion upgrade to the Spartanburg factory and a new $700 million high-voltage battery assembly plant in Woodruff. The iX5 and iX7 electric SUVs scheduled for 2026 and 2028 production will be built here.

This concentration of automotive and advanced manufacturing investment has made the Duncan-Roebuck corridor one of the most economically stable zip codes in the Upstate.

From Factory Floor to Front Porch

As manufacturing jobs multiplied, the residential infrastructure followed. Duncan and Roebuck have seen significant growth in single-family neighborhoods, retail centers, and services catering to the workforce-heavy demographic that has settled here. The area offers newer homes at competitive price points, attracting families who work at BMW or the dozens of supplier companies in the surrounding industrial parks.

Schools: Spartanburg District 5 and 6

The Duncan area is served primarily by Spartanburg School District 5, with Superintendent Dr. Randall Gary overseeing approximately 10,645 students. James F. Byrnes High School, which serves this district, is the county largest high school and has strong athletic and academic programs.

Roebuck falls under Spartanburg School District 6, led by Superintendent Ken Kiser with about 11,775 students. Dorman High School — one of the most recognized school names in Upstate athletics — serves District 6 families.

Retail and Amenities

The Westgate Mall area and surrounding retail corridors provide significant shopping and dining options for Duncan and Roebuck residents. New retail development continues along Highway 29 and near the I-85 interchanges. The area lacks the urban density of downtown Spartanburg but offers convenient suburban amenities well-suited to families with cars.

Getting Around

I-85 runs directly through the corridor, connecting residents to Spartanburg city center in about 15 minutes, Greenville in 25 minutes, and Charlotte in about an hour. The highway access that drew manufacturers to the area also makes it an excellent choice for regional commuters.

Is Duncan or Roebuck Right for You?

If you work in manufacturing or advanced industry, want newer construction at a moderate price, and prioritize good public schools and freeway access over walkability and urban density, the Duncan-Roebuck corridor deserves serious consideration. The economic foundation here is among the strongest in the county, and the arrival of BMW next-generation electric vehicle programs suggests the region industrial vitality will continue through the decade.
