HEAR HERE: Regus Co-Working Space Coming to 500 W. Main Street in Q4 2026

April 19, 2026 at 7:09 am · Upstate Business Journal (upstatebusinessjournal.com)

HEAR HERE — Not News Yet But What Is Being Said.

A Regus co-working space is coming to 500 W. Main Street in Spartanburg, with an opening scheduled for the fourth quarter of 2026. The space is being brought by International Workplace Group (IWG), the global flexible-workspace giant behind the Regus, Spaces, HQ, and Signature brands.

The new Spartanburg location will feature co-working desks, private offices, meeting rooms, and creative areas designed to serve both established firms and startups. IWG operates more than 4,000 workspace locations across 120 countries.

“As an important business hub, South Carolina is a fantastic place for us to boost our expansion plans as the need for cutting-edge flexible workspaces continues to soar and hybrid working becomes the new normal,” said IWG CEO and founder Mark Dixon.

The Spartanburg opening is part of a broader South Carolina push that will bring IWG locations to Charleston, Columbia, Rock Hill, and Moncks Corner as well — pushing the company’s total South Carolina footprint to more than 20 locations in 2026. The 500 W. Main Street address places it in the heart of downtown Spartanburg’s commercial corridor.

This is the signal I've been waiting for. Having IWG — the largest flexible workspace operator on the planet — choose 500 W. Main tells you something real about how outside capital is reading Spartanburg's trajectory. This is not a vanity play. They do their homework.

500 W. Main is a prime location. Curious what the square footage looks like and whether they'll take a full floor or part of the building. Either way, adding premium flexible office inventory downtown is good for attracting remote workers who are relocating to the area.

Q4 2026 feels like a long way out but at least it's confirmed. We've seen too many announcements evaporate in this market. The fact that IWG is opening in Charleston, Columbia, and Rock Hill in the same year suggests this is a real statewide commitment, not just a single test.

As someone who runs a small creative agency out of a home office, I'd be a day-one customer. The meeting room access alone would be worth it. Downtown Spartanburg doesn't have enough quality flexible space for the type of business community we're trying to build here.

Hybrid work demand shows no sign of slowing down. IWG's global network also means a member in Spartanburg can walk into a Regus in London or Singapore — that interoperability matters for the kind of mid-market and professional services firms we want attracting here.

Finally. Remote workers in Spartanburg have been driving to Greenville for decent co-working space. 500 W Main is a solid location too.

Regus spaces tend to be cookie-cutter but functional. The real question is pricing — if it's competitive with Greenville rates that changes the game for small firms downtown.

Main Street is getting more foot traffic every quarter. Between this and the new restaurants, the commercial vacancy rate has to be dropping.

We've been looking for meeting room rental space that doesn't require a full office lease. This could be exactly what we need for client meetings.
